1. About PROPZA
PROPZA is an online property-listing platform operated as a product of VersaCorp Multi-Services.
The platform allows independent landlords and property advertisers to submit room listings and allows people looking for accommodation to browse those listings.
PROPZA is a listing platform. Unless a separate written agreement states otherwise, PROPZA is not the landlord, property owner, rental agent or party to rental agreements between landlords and tenants.
2. Acceptance of Terms
By accessing or using PROPZA, users agree to comply with these Terms and Conditions and applicable South African law.
Users who do not agree with these terms should not use the platform.
3. Landlord Responsibilities
Landlords who submit listings agree to:
- Provide accurate and truthful property information.
- Have the legal authority or permission to advertise the room.
- Use genuine photographs of the advertised accommodation.
- Provide accurate rental prices and location details.
- Update or remove listings when accommodation is no longer available.
- Respond honestly to enquiries from prospective tenants.
- Comply with applicable rental, consumer and housing laws.
4. Listing Approval and Removal
Submitted listings may be reviewed before appearing publicly. Submission does not guarantee approval or publication.
PROPZA may reject, suspend or remove listings that appear misleading, fraudulent, unlawful, incomplete or inconsistent with its listing rules.
Where appropriate, the advertiser may be asked to correct or provide additional information.
5. Listing Fees and Subscriptions
PROPZA intends to offer monthly paid listing packages to landlords. Package prices, listing limits and payment conditions will be displayed before a paid package is activated.
No subscription payment is currently required through this development version of the platform.
Before paid subscriptions launch, PROPZA will publish clear terms covering:
- Subscription prices and billing periods.
- When a subscription starts and ends.
- How renewals and cancellations work.
- Refund eligibility and applicable exceptions.
- What happens when a payment fails.
- Any limits on the number of active listings.
6. Tenants and Property Enquiries
People using PROPZA to find accommodation should independently verify the property, landlord, rental amount and rental conditions.
- Arrange a viewing where possible before making payment.
- Verify that the person advertising has authority to rent the room.
- Request a written rental agreement.
- Keep proof of deposits and other payments.
- Do not share sensitive personal or financial information unnecessarily.
7. Payments Between Landlords and Tenants
Unless PROPZA introduces a separate payment service with specific published terms, rental deposits, rent and other accommodation payments are arrangements between landlords and tenants.
Users should verify payment instructions carefully and retain receipts and records of transactions.
8. Prohibited Activities
Users may not:
- Advertise properties they have no authority to advertise.
- Submit false, misleading or fraudulent listings.
- Upload photographs or content they are not authorised to use.
- Harass, threaten or defraud other users.
- Attempt to access another user's account.
- Use PROPZA for unlawful activities.
9. Privacy and Personal Information
PROPZA may collect and process personal information to operate user accounts, manage listings and respond to enquiries.
Personal information must be handled in accordance with applicable South African privacy laws, including the Protection of Personal Information Act (POPIA).

10. Platform Availability
PROPZA will make reasonable efforts to keep the platform available. However, uninterrupted access cannot be guaranteed.
Maintenance, technical problems or circumstances beyond our reasonable control may affect availability.
11. Limitation of Responsibility
PROPZA does not independently guarantee the accuracy, availability, condition or legal status of every advertised room.
Users should verify information and exercise caution before entering into rental arrangements.
Nothing in these terms excludes or limits any consumer, privacy or other legal rights that cannot lawfully be excluded or limited under South African law.
12. Changes to These Terms
PROPZA may update these Terms and Conditions as the platform develops. Updated terms will be published on this page with a revised effective date.
